Much of the housing was built from the 1970s through the 2000s in deed-restricted, golf and lake communities, with big rear sliders onto pool cages and lanais. Along the water, older homes sit next to large new builds with walls of glass.

What to know about window film in North Pinellas
Deed-restricted communities
Many North Pinellas neighborhoods have HOAs with architectural review. Near-clear films rarely need approval; reflective films often do. Check your documents and we'll supply data sheets.
Dual-pane windows
Lots of homes here have insulated dual-pane windows from the 1990s and 2000s. Film choice matters on insulated glass; we match the film to it.
Water-facing glass
Homes on Lake Tarpon, the Sound and Old Tampa Bay face reflected glare as well as direct sun. Spectrally selective film handles both without darkening the view.
